Game Farm for Sale R3.8m or
sensible offer.
Awesome property - must be seen!
At just under 100 hectares in size, fully
game fenced and situated about 30km north of Brits just off the R511, this is a superb weekend getaway near Kameeldrift. Just
over an hour’s drive from Johannesburg and Pretoria – an
ideal location for a retreat from the stress of the city!
It is ideally sized to provide the relaxation
and solitude of a game farm but without the excess work that comes with larger properties.
The bush is in excellent condition and is split into roughly three sections – Acacia mellifora, then mixed bush
with a lot of combretum/rooibos and the final third is further mixed with other acacias species. There are two areas
of tambuti and several open areas of grassland. A dam of approximately 100m by 50m is 3m deep at it deepest and is filled
by a small river that is created by the summer rains. It is stocked with tilapia and carp, as well as barbel.

There are three cottages and one garage
in a fenced compound towards the centre of the farm. The garage has a secure shed built on the back and a car port attached
to the side. Each cottage has an en-suite bathroom with shower, hot and cold running water and toilet. The main
cottage has a living area adjacent to an open plan kitchen with oven, etc as well as a pantry with fridge. In the compound
is a circular boma with a raised braai area in the centre - a great place for star-lit braais! The compound is nicely
shaded with tambuti and has a splash pool with sand filter. There is three phase power to the farm.

Water is supplied by a 3,500lph borehole,
which is pumped to a water tank in the compound and a pressure pump moves it elsewhere. There are three ‘waterholes’
fed from the borehole and water tank to provide water for the animals, roughly spaced equally through the length of the farm.
At the far end of the farm is a watchtower, giving good views of the Rooikoppies dam and surrounding area. A tap is attached
to the watchtower.
The farm has approximately 17km of well
graded roads. Near the main gate is a rocky outcrop, next to which is the hut for the farm worker, which has electricity
and water.
Animals consist of 2 giraffe, 8 kudu, 20 blesbok, 40 impala, 12 nyala and 8 wildebeest. These
are lower (minimum) estimates of adults due to the difficulty of counting, (plus at this time of year new ones are being born
but not counted). Caracal, jackal, porcupine warthog, etc are also found on the farm.

Near the main gate is a fenced area containing
the fish breeding area. There are 8 x 35,000l raised plastic ‘Hydrex’ style dams, 2 x 130,000l dams and
one 12,000l hard sided plastic dam, as well as a small dam for spawning brushes. There are filters on many ponds, including
three bead filters imported from Australia. There are fittings for pumps and
sand filters, UV lights etc. A shed stands near the gate of the fish area for storage and houses the electric boxes
and equipment for the electric fence.
The farm is on the market for R3.8m and
is competitively priced for an excellent investment.
